We offer free estimates for anyone in Lincoln and surrounding areas. Call our office or fill out our “Contact Form” to schedule a free estimate. Someone from our office staff will contact you to schedule the onsite estimate. We also offer virtual estimates and ballpark phone estimates.
Onsite Meeting
We schedule onsite meetings every Tuesday and Thursday. Our knowledgeable sales staff will come to your house to meet with you about your project. We take photos and measurements for our project managers to properly plan out your project. During this visit, we discuss products and design, utilization of space, structural integrity of your deck, as well as answer any questions you may have about your project or our company. You will receive a packet with brochures of products we recommend for a long lasting deck.
Estimate
Our sales staff will email an estimate to you based on our discussion and suggest going to Deck City to view displays and obtain material samples. This estimate will be a detailed proposal that explains what we are doing for your project and how much this project will cost. There are many different things that can be adjusted to plan the perfect project to fit your budget and lifestyle.
Initial Proposal
Should you decide that Decks Unlimited is the right company to build your deck, you will be invited to our showroom to physically pick out materials for your project and review the design details. One of our project managers will walk you through all aspects of your project, ensuring you are informed throughout the process. We will provide samples of decking and rails for you to take and test with the aesthetics of your home.
Signing a Contract
Upon choosing what materials you would like for your project, we will establish a final, updated estimate with all aspects of your project incorporated. This new estimate will reflect your exact cost to complete this project. After your approval, we will provide a contract that gives you detailed information about your project, including scope of work, materials to be used, payment details, warranty information, terms and conditions. Prior to signing, we will review this contract with you, answering any questions you have. You will be given a tentative start date during the contract signing. This date can be affected by any unforeseen weather or material delays. A deposit will be required at this time to add your project to our job schedule.
Scheduling
After signing a contract for your project, you will be given a tentative start date. Our schedule operates on a first come, first serve basis. We will provide scheduling updates at the beginning of every month to keep you informed of your project start date. During this time, we will file for any necessary building permits, acquire materials, and answer any questions you have along the way. About eight weeks before your project starts, we will start giving you weekly updates to make sure we can easily start your project without any issues. Material delivery and drop-off location will be discussed with your project manager a couple weeks before construction begins. We will call you the day before we begin to ensure you are ready for our team to start your project.
Construction
One of our skilled foreman will start the project off by introducing himself and his crew to you. We will review the contracted details with you once again before starting construction. During construction, our foreman will work with you directly about the building process and aesthetic choices to encompass your vision for your deck. Job sites will be kept in neat and orderly fashion to leave minimal impact on your house, family, and neighborhood.
Completion
When we complete your project, we will perform a thorough cleanup of the work area. Our office will send your final invoice and contact you to schedule an onsite walkthrough with our owner, Dan Waters. He will make sure that your project meets his quality standards and any areas you feel need improvement. Our office will help guide you through the warranty on your products. Upon 100% completion of your project, our 2 year labor warranty will start. We are also backed by manufacturer product warranties and product labor warranties, 5-25 years depending on the product. During this warranty period, please contact our office directly to have a crew out to fix any labor issues on your deck.
